Located just a few miles east of Destin, FL secluded to most of the world, South Walton is quickly becoming known as the place to visit on the Florida gulf coast. 30A & Destin | Football

The Emerald Coast and Southern football love

Here in Destin, FL and along 30A, the football love is still alive and strong. On a typical saturday night during football season, you'll find just about every local bar packed to the rim with sports-jersey, yelling-at-every play, let me buy you a beer fans. You'll also see who has the biggest t.v. on the block, as their driveways are usually overflowing, with a game of friendly beer-pong going on in the cleared out garage. 
As the Seminoles have taken the ACC championship, and the Crimson Tide have taken the SEC once again, the bandwagoners and diehards alike wear their jerseys and car flags around with a sense of southern pride. 

Along 30A, you'll find that on the weekdays, the football pride is harder to find, as many of the communities are elegantly clean and the community have ordinances that keep the big 'team spirit' flags out of view. But, nonetheless, walk into Bud and Alleys' in Seaside on a football night, and you'll be greeted with a 'Roll Tide!', the Florida State Chant, or the Gator Chomp almost every time.

In the "Beach South", college football is alive and well.

As a true local to the area and a trade of many, I have come across many thousands of people who love and rave about Destin, FL - as well they should, as Destin, is ranked among the best places in the world to visit, not to mention, live. 
First, a little info about Destin, FL(as this is the place everyone knows about) - Destin is a small beach town located almost directly between the cities of Pensacola, FL and Panama City, FL on the 'Emerald Coast'. Each year, nearly 5 million people visit Destin - a town of only about 12,000 permanent residents. But just due east is a little place lesser known and more prestigious... the villages of 30A.
30A is actually a scenic highway lining the 'Beaches of South Walton', creating a corridor of several beach town villages, between Sandestin Resort and Panama City Beach, FL. Along the 'Beaches of South Walton',  the 30A corridor and the surrounding beach town villages of 'Dune Allen','Blue Mountain Beach', 'Grayton Beach', 'Watercolor', 'Seaside', 'Watersound', 'Watersound Beach','Seacrest', 'Seagrove', 'Alys Beach', and 'Rosemary Beach' - are forever protected and adorned by multiple (and rare) dune lakes, and the Point Washington State forest. 

30A is the best kept secret on the emerald coast, and will forever remain a small, protected area -

Is 30A in Destin?  No.

Destin, Florida



As a true local to the area, a socialite by nature,  and a Realtor by trade, I have had countless people over the years tell me all about HOW MUCH they LOVE DESTIN. With a full time population of just over 12,000 people and an annual tourism influx of more than 4 million, Destin, FL found itself well placed on Good Morning America's top places to live recently. Noted for being the "World's Luckiest Fishing Village", Destin is just that, a village. A village prepped with high rise condos and mansion-esque vacation homes lining the beach, however. 

In most conversations I've had, soon after the praises of Destin have subsided, I ask people if they have ever heard of 30a. My answers? 90% raise an eyebrow, slightly cock their head sideways, and say.. huh?
My point is, 30a is still a mystery to most! Regarded by some as "the most well kept secret of the Florida panhandle", 30a offers a lifestyle lived by few, coveted by some, and unknown by most.

South Santa Rosa Beach


So you may be asking, if 30a is soo great, why don't more people live there? Good question.
30a is actually located in South Santa Rosa Beach, and a scenic corridor lining the beaches between Miramar Beach/Destin, FL and Panama City Beach. 30a is protected and adorned by the protected Point Washington Forest, protected dunes and rare dune lakes, and various other protected features - forever allowing 30a to be surrounded by forest, and thus limiting the population and buildup of the area. 

A protected community at heart, 30a will always be the best kept secret along the Emerald Coast.

30A in November 2012

The 30A scene, and what to expect in November...


One of the best kept secrets in the real estate market today is the the 30A corridor that sneaks and snakes along the Florida panhandle. Known for the upscale, quaint towns nestled among the protected forests of Point Washington and other natural reserves, the towns of 30A each offer their own piece of elegance and design. As you veer from the busier hwy 98 just east Destin, Sandestin and Miramar Beach, of you begin to see a change in style, and tempo - the feelings of timelessness and the 'true' beach time atmosphere. 

For those who have had the opportunity to make the 30A corridor trek during the summer-time, the attractions of Seaside (famously used in the Truman show), and Rosemary Beach have the areas bustling with foot and bicycle traffic. In November, the scene has quieted, the vacation rentals have slowed, the owners are starting to take advantage of the down time and homes are beginning to come back on the market after a prosperous summer rental season.

If you are visiting 30A in November, you can expect next-to-none delays in restaurants (except for football games!) and hassle free traffic as you explore the areas. The beaches have emptied and the tourists have left the beaches, as the northern winds have picked up, the waters cooled, and temperatures have begin to plummet into the 50's and 40's at night. Still, you'll find the occasional retiree enjoying every bit of the sunshine he or she has worked for.
